Covenants - Quick Reference Simplified
This is a quick reference guide for the Covenants that are most applicable to everyday life. This IS NOT to replace the legally binding documents, which are much more comprehensive

Any and all exterior changes, including those that are temporary, require approval from the Board of Directors

One exception to this rule is landscaping​

Exterior changes include cosmetic changes, such as painting the house

There is a restriction on materials that can be used, which include metals and plastics for roofing or fencing, as examples (see linked page for more, specific details)

Approval is done with written notice only, and requires a form be completed and delivered to the Board of Directors (use link above to access the page with the form and details)

Any work that requires a permit to complete, that permit information must also be provided to the Board of Directors

TEMPORARY structures and objects are included in this. The covenant on temporary structures is broad. If it can hold a person or be used for storage, it is covered by this covenant and requires prior written approval.

Fences cannot exceed 42 inches unless the length of the fence is less than 25 linear feet, in which case there is an equation for the maximum height allowed though no fence will be allowed to exceed 8 feet

NOTE: due to federal regulation on minimum fence heights around pools (48 inches), there was a precedent set years ago to approve fences as high as 6 feet. This is technically in violation of the Covenants and an example of the need to update these documents.​

Nuisances
Included in this section are all covenants that pertain to activities on placement of property on lots
-
No noxious or offensive activities are permitted
-
Nothing shall be placed on a lot that can be deemed to be noxious or offensive
-
All properties must be maintained in good repair and in an aesthetically pleasing appearance
-
Refuse and refuse containers must not be visible from any street or waterway unless it is trash day
-
Trash incinerators and burning of trash is probibited​
-

No commercial or industrial vehicles are allowed to be regularly parked in front of homes where they are regularly visible (they can be parked in garages)

Yards must be maintained as lawns, with grass not exceeding a height of three (3) inches
-
Flower gardens, shrubs, and trees are allowed, but must be neatly maintained​

No boats that are greater than 20 feet in length are permitted on any lot (temporarily or permanently)
-
Boats that are 20 feet or less are permitted, but must not be visible from the street in a location that either abuts a waterway or is in the backyard
-
No signs of any kind are allowed on properties except for 1 sign, smaller than 1 square foot, is non-electrical and only contains the name of the homeowner

It must be affixed, flat, against the dwelling​

Only collapsable, umbrella style clotheslines are permitted, and they must be kept immediately behind the dwelling and not visible from the front of the property

Short (in length) but tall fences can be built to shield the clothesline from view of the front, but these require approval to be constructed​

External lighting on houses must be directed downward and shall not be directed outward from the boundaries of any lot
-
External wiring for lights must be underground

Animals
-
No animals, livestock, or poultry may be raised, bred, or kept on any lot
-
domesticated household pets are the exception. Ex. cats and dogs​

A maximum of two (2) cats or dogs are permitted per lot
-
The pets that are allowed cannot be raised, bred, or kept for commercial purposes
-
No pets are allowed to roam under any circumstances
-
This means they cannot be allowed outside without direct supervision and control from the owner. No free roaming dogs or cats​
